*Home additions, fences, decks, sheds, pools, some tree removal, and driveway expansions are among the modifications that also require permitting from Montgomery County Department of Permitting Services. Written HOA approval is usually required by DPS prior to applying for a permit.

Download and complete this Architectural Change Request form. Obtain required Neighbor Acknowledgements and gather your supporting documents.
Log in to the CINC Homeowner Portal to upload your completed, signed ACR form any supporting documentation (i.e., architectural plans, drawings, product information, colors, photos, etc.)
The AERC will review your application and contact you if additional information is needed. Depending upon the scope of the project, the AERC may present your application to the Board of Directors with its recommendation to approve or disapprove.
You will receive an email notice from CINC whether your application has been approved, requires additional information, or is disapproved. Letters of denial will reference specific reasons for the denial and may be subject to appeal to the Board.
Incomplete applications or those submitted in fewer than 10 days prior to AERC meeting may not be reviewed until the following month.
The AERC meets on the last Thursday of the month to review architectural modification applications. Plan your projects accordingly to allow ample time for approval or, if necessary, other changes that may be requested by the AERC to ensure compliance with the covenants.
Montgomery County Code restricts the number of vehicles that may park in resident driveways, the size of driveways and parking pads, and where you may park :
No more than one vehicle may be parked for every 160 sq. ft of surfaced area in the front yard.
No more than 30% of your front yard, not to exceed 320 sq. ft., may be paved. Driveway expansions require both HOA approval and a County permit.
Vehicles in a front yard must be parked on a surfaced area only. Temporary, short-term parking is permitted on unpaved areas in the side and rear yard. If a vehicle is parked on the grass and causes damage to the grassy area, then it becomes a violation of county code.
The County Police enforces parking restrictions. Complaints may be submitted to the County at MC311.
