A. The Association’s 2025 assessment is $148.00 quarterly. Homeowners can set up automatic payments on the CINC Homeowner Portal. If homeowners prefer to send in a check, please contact Tidewater Property Management for a coupon book. Please visit the CINC portal for other ways to pay your assessments.
A. Homeowners must obtain approval from the Architectural and Environmental Committee PRIOR to making any exterior changes. They include, but are not limited to the installation of fences, sheds, pools, patios, hardscape, home additions, window, door, and roof replacements, etc. Please consult the Association Declaration of CCR for guidelines. Information on how to complete and submit an Application for Architectural Change application are under Architectural Modifications.
A. Homeowners are required to obtain a resale package from the Association as part of the home contract package for prospective sellers. The resale package provides the status of the homeowner's assessments; whether there are any covenant violations involving the property; and the Association Governing Documents. Homeowners are encouraged to obtain this package prior to listing this house for sale in order to allow sufficient processing time and avoid rush fees. A. Trash collection service is included as part of the Greenridge Homeowners' Association assessment. Trash removal is provided through a private contractor, J & J Trash Services, Inc. Trash must be placed in containers with lids curbside on Wednesdays and Saturdays by 9:00a.m. Trash bins may be put on the curb the evening before. Please keep in mind that Greenridge Estates covenants require all trash and recycling bins to be stored out of public view. To inquire about trash service or bulk collection, contact J & J Trash Services at 301-898-2109.
A. Recycling is also provided by Montgomery County on Wednesdays for all streets within the community. All items to be collected should be curbside by 7:00 a.m. on the date of collection. It is a requirement of the county to participate in the recycling of glass, plastic, metal and yard waste. To request a blue recycle bin, to obtain information about recycling, or to report a problem with pickup, contact Montgomery County at 3-1-1.
A. The GEHOA recycling pickup day is Monday. Recycling is not collected on the following county holidays: New Year's Day, Martin Luther King Jr. Day, Presidents Day, Memorial Day, Independence Day, Labor Day, Veterans Day, Thanksgiving Day, and Christmas Day. For the weeks of county-observed holidays, recycling collection typically occurs on Tuesday. Find a list of holiday week pickup days here.
