We're thrilled that you've chosen this community. We know you may have a lot of questions about your new neighborhood. Here are some basics to get you started.
New Homeowner Info Form - The Association governing documents requires homeowners to provide and update their contact information to the Association.
New homeowners will receive a welcome letter from the management company upon receipt of settlement documents.
We communicate primarily through email and strongly encourage homeowners to create an account on the CINC Homeowner Portal to receive timely news and emergency information.
Board of Directors - Meetings of the Board of Directors are open and all community members are invited to attend. These are announced via email and are noted on the Association calendar. Meetings may be held in person or via Zoom.
Committees – Currently, the only standing committee is the Architectural & Environmental Review Committee (AERC). We also have ad hoc committees for our community picnic and other activities. Volunteers are always needed. To volunteer, contact gehoabod@gmail.com, or attend a board meeting.

Moving In - When moving into your new home, please exercise caution. Moving trucks or other vehicles should not be parked on the common grounds. Park your vehicle as close to your home as possible without driving on the grounds. Minimal amounts of cartons and other moving materials may be left out for disposal by the community’s trash contractor and/or Montgomery County recycling. Cartons must be broken down flat and left at the curb on regular recycling collection days.
Trash Removal – Regular household trash collection occurs on Mondays and Thursdays and is included with homeowner assessments. Per Montgomery County policy, trash must be disposed of in trash cans/containers with lids. Homeowners may put trash bins at the curb by 7:00 a.m. on collection days or the evening prior. Empty trash bins must be retrieved from the street by the end of the day of collection and must be stored out of sight on non-pickup days. Bulk Trash Removal - The Association does not provide bulk trash pickup. Homeowners may contact J&J Trash Service at 301-898-2109 for individual bulk collection at their own expense.
Recycling Pickup – Montgomery County recycling pickup occurs on Mondays for paper and cardboard, glass, acceptable plastic, metal, and yard waste. Please visit the County Department of Environmental Protection website for details on what is acceptable for recycling. Recycling materials must be placed in county "blue bins." To request or replace a blue bin, or to obtain information about recycling or to report a problem with pickup, contact Montgomery County at 3-1-1.
Website & Communications- Homeowners must use the CINC Homeowner Portal to access their account information, pay assessments, submit architectural modification applications, find governing documents and other key association information. The Association maintains a website for general information at www.greenridgeestates.org .
Exterior Modifications - The Declaration of Covenants, Conditions and Restrictions require that any exterior change to a home in Greenridge Estates must be approved by the Architectural & Environmental Review Committee (AERC) prior to commencement of such change. Community specific guidelines can be found in the Association's Declaration of Covenants and further guidelines and forms can be found on the Association’s website. The Declaration describes broadly the dos & don’ts in general and provides guidance regarding permitted exterior changes. The AERC meets monthly to review applications. The application submission deadline is 10 days prior to the scheduled meeting date. Architectural Modifications must be submitted on the CINC Homeowner Portal.
Assessment Collection – HOA assessments are billed quarterly. Homeowners can manage their accounts and pay assessments online by credit card (fees apply) or bank draft, as well as opt for automatic ACH withdrawal via the CINC Homeowner Portal. Homeowners also have the option to pay by check.
Past due notices are sent to any owner who fails to make timely payment of their assessment. If the account is allowed to become past due 15 days after the due date, a late fee of $15.00 is charged, in addition to interest. Additionally, if the account continues to be past due into a second month, it may be turned over to the Association's attorney for collection. Any costs incurred by the attorney and the attorney's fees will be the responsibility of the homeowner and will be assessed to the homeowner's account.
Maintenance Responsibilities - The Declaration of Covenants outlines the maintenance responsibilities for both the Association and individual owners. Homeowners are responsible for maintenance and upkeep of their homes. Issues with maintenance of the common area should be referred to the management company. All vehicles must be in operational condition and have current state license plates. Campers, trailers, boats, commercial and large vehicles are not permitted within the community.
Yard Maintenance and Upkeep – An outside contractor provides grounds maintenance services for the common areas owned by the Association. Residents are expected to maintain their yards by cutting their front, side and rear lawns a minimum of every seven to ten days, regularly pruning shrubbery and trees to keep a neat and well-kept appearance, maintaining flower and shrub beds free of weeds and routinely mulched, and generally keeping yards free of debris. Yards are not to be used for storage.
Snow Removal - Snow removal on public streets is Montgomery County's responsibility. Most single family homes reside adjacent to public streets. For questions regarding county-provided snow removal, contact Montgomery County at 3-1-1.
Insurance - The Association maintains liability and property insurance that covers only the common areas owned by the Association. Homeowners must obtain and pay for their own liability and property insurance to cover their house, yard and personal property. The Association’s insurance does not cover homeowners and their property.
Schools - The public schools designated for Greenridge Estates children to attend are as follows:
Elementary School grades K – 5, William B. Gibbs, Jr Elementary School.
Middle School grades 6 – 8, Neelsville Middle School.
High School grades 9 – 12, Seneca Valley High School.
